Comparing Hub membership prices with the full occupancy cost

Build a like-for-like coworking cost comparison covering membership fees, expected extras, upfront cash and the full commitment period.

For one person using one desk day and one hour in a 4-person meeting room each month, Flexi Essential costs $99 a month excluding GST, or $297 over three months ($326.70 including GST). Hub states its $99 monthly credit is equivalent to one Day Pass plus one hour in a 4-person meeting room, so that use adds no separate charge.

Flexi Unlimited costs $459 a month excluding GST, or $1,377 over three months ($1,514.70 including GST). Its fee already includes 24/7 access to a Home Clubhouse, so the desk day needs no Day Pass, and the room hour draws on its $50 monthly meeting room credit. Only a room charge above that credit adds to the total.

Fix the period and use

Use the same pattern each month: one desk day and one hour in a 4-person meeting room, with no other use in the base calculation. On Essential the desk day is a Day Pass paid from the credit; on Unlimited it is covered by Home Clubhouse access.

Do not count Essential's $99 credit as another $99 expense on top of the membership fee, and do not count Unlimited's $50 room credit as a saving beyond the room hour it pays for. Add a separate charge only where actual use exceeds the credit.

Calculate spending and upfront cash

Calculate the three-month cost as membership fees plus planned-use charges not covered by credits, plus any one-off charge in the membership agreement. Keep confirmed amounts separate from charges that still need a rate or term.

Essential's full occupancy cost for the three-month pattern is $297 excluding GST ($326.70 including GST), because the credit covers the Day Pass and the room hour. A second desk day or a longer booking each month would increase that amount.

Unlimited's full occupancy cost for the same pattern is its fee, $1,377 excluding GST over three months, as long as each one-hour booking fits within the $50 monthly room credit. Any room charge above $50 in a month is added on top. Its $5 monthly printing credit is not needed for this pattern.

For a single desk day and one room hour a month, Unlimited therefore costs $360 more per month excluding GST, or $1,080 more over three months. Including GST, the difference is $396 per month or $1,188 over three months. The gap narrows only as monthly desk days rise.

Without a membership, a Hub Day Pass costs from $69 a day and gives access between 8am and 5pm on weekdays. Day Pass holders can book serviced meeting spaces with a 25% discount, so an occasional user can compare one month of pay-as-you-go use with Essential's $99 fee.

Hub Australia states that its Flexi pricing excludes GST. Applying 10% GST to the membership fees gives monthly totals of $108.90 for Essential and $504.90 for Unlimited, with three-month GST components of $29.70 and $137.70 respectively.

Unlimited also provides business-hours access to all Hub Clubhouses nationally and access to 200+ partner locations globally. Weigh these inclusions against actual use without assigning them an unpriced saving.

Ask Hub for the membership agreement before signing and record any deposit, joining fee, notice period or exit charge it sets. Add each one-off amount to the three-month total, and record a deposit separately as cash returned at the end of the term.

For a like-for-like comparison, put membership fees and any extra use charges on the same GST basis, and compare the totals including GST if your business is not registered for GST.

Check a busy month and the commitment

For a busier month, add each extra Day Pass, room booking, guest or service at its confirmed rate on Essential. On Unlimited, extra desk days at the Home Clubhouse add nothing, while room hours beyond the $50 credit do. A cost estimate does not guarantee a desk or room will be available.

Three months is the model period, not a minimum commitment; Hub lists both Flexi options as monthly memberships. If you plan to stay longer, extend the calculation over that period and check any later rate.
