Compare coworking fees, likely extras, access rights and contract terms using the same working pattern before your business commits.

Compare coworking offers by matching how your business will use them, then check likely spending, access and commitment. Match the pricing unit and GST treatment, and get the exact product, site and terms in writing.

Compare the same use of space

Describe a typical working month: authorised users, days on site, desks needed at once, meetings, visitors and required hours. Ask each operator to price that pattern, because an occasional-use plan cannot be compared directly with a desk reserved every day.

Check whether desks are assigned, bookable or subject to availability, and whether the team can attend together on its busiest day. Include meeting-room use if it is essential; access to a building does not necessarily include room use.

Ask for each charge in the same units, including monthly membership, day passes and meeting-room bookings. Hub credits show an allowance, not separate cash prices for every use.

Calculate the likely cost

Compare each offer over the same period, including any later rate after an introductory offer.

Keep a refundable deposit separate from spending: it is upfront cash tied up, subject to the agreement's return conditions. Label estimated use separately from quoted charges, and compare amounts on the same GST basis; Hub Australia's published Flexi prices exclude GST.

A low fee may suit a team that rarely needs extras, while a higher fee may include services it would otherwise buy. Compare the total for the same working pattern, then check that essential space can be booked when needed.

Servcorp's 2024 Australian coworking FAQ reports a hot-desk median of AU$450 per month and a range of AU$180–AU$1,800, depending on provider. Treat this dated figure as a benchmark, not a quote for a particular site or product.

Work Club Global lists Club Lounge hot desk from $200 per month and private office from $1,250 per month; The Commons lists hot desk from $480 per month and private office from $900 per month. The listings give monthly starting prices but do not state the price basis, so confirm what each price covers and compare like products.

Hub Day Access starts at $69 per day for shared workspace, for a team size of one, from 8 am to 5 pm Monday to Friday. Its Day Office starts at $99 per person per day for teams of 3–16, from 8.30 am to 5 pm Monday to Friday.

Use published plans as a comparison point

Hub Australia lists Flexi Essential at $99 a month and Flexi Unlimited at $459 a month, both excluding GST. Its page lists a monthly team size of 1–100 but does not say whether either price is per person, per desk or per team, so confirm the basis before comparing.

One example of the price-and-access trade-off: Essential includes a $99 monthly credit for Day Passes and Meeting Rooms, with book-as-you-go access to Hub Clubhouses nationally. Unlimited offers 24/7 access to a Home Clubhouse and business-hours access to other Hub Clubhouses nationally.

Hub Australia describes 17 premium workspaces across Australia. These $99 and $459 prices are Hub-specific, not market medians.

Check the terms for the exact membership and site, including any limits that affect the value of a credit or the ability to use another location.

Read the commitment as a timeline

Record the start date, initial term, billing dates, earliest effective end date and notice deadline. Check whether the membership ends, continues monthly or renews for another term, and confirm how notice must be sent and which charges remain payable afterwards.

Monthly billing alone does not establish a right to leave after one month. Read price-change, service-change, early-exit and deposit terms together, and ask what happens if fewer desks are needed before the term ends.

Hub describes Flexi Essential as low-commitment and flexible, but its published membership details give no minimum term or notice period. Get the full terms in writing, including any minimum term, notice requirements, deposit or return conditions, early-exit charge and price increases; check how any annual increase is calculated and when it takes effect.

Check what the membership permits

Separate where members may work, when they may enter, what they may book and who may accompany them. Rights can differ by product and location: access to a home site does not establish the same hours elsewhere, and a bookable meeting room may use credits or require payment.

Confirm public-holiday and after-hours access, guest rules, and any right to use the address or receive mail. Keep a comparison sheet showing likely spending, upfront cash, essential entitlements, earliest practical exit and unanswered points.
